SAND & SURF NEEDS YOUR HELP
THE BOARD OF DIRECTORS, RESORT MANAGER AND STAFF AT SAND &
SURF WORK DILIGENTLY TO PROTECT SAND & SURF PROPERTY, HOWEVER,
OWNERS AND GUESTS MUST MEET THEIR RESPONSIBILITIES IF WE ARE
TO MAINTAIN THE PROPERTY AND PREVENT INCIDENTS OF A RISK MANAGEMENT
AND/OR FINANCIAL NATURE.
CONTINUED INCIDENTS OF DISREGUARD FOR RULES AND REGULATIONS COULD
VERY WELL RESULT IN AN INCREASE IN INSURANCE FEES, REPAIRS AND REPLACEMENT
OF COMMON AREA FURNITURE AND EQUIPMENT, STRUCTURAL REPAIRS, AS WELL
AS THE WEEKLY MAINTENANCE WHEN UNITS ARE LEFT IN SHAMBLES. ANY OF
THESE TYPES OF INCIDENTS COULD RESULT IN HIGHER MAINTENANCE FEES.
THE BOARD WOULD LIKE TO KEEP THE ANNUAL FEES AS REASONABLE AS POSSIBLE
AND CONTINUE TO MAKE THE NEEDED IMPROVEMENTS RATHER THAN COVERING
COSTS OF NEGLIGENCE.
WE NEED YOUR HELP!!!!
IDENTIFIABLE OWNERS AND GUESTS WHO ARE RESPONSIBLE FOR INCIDENTS
ARE CHARGED FOR REPLACEMENTS AND REPAIRS, BUT THERE ARE MANY INCIDENTS
THAT ARE NOT REPORTED OR UNIDENTIFIED INDIVIDUALS THAT CONTINUE
TO BE COSTLY. MANY INCIDENTS COULD RESULT IN SAND & SURF BEING
FINED BY HEALTH DEPARTMENT, FIRE MARSHALL OR OTHER STATE AND LOCAL
AGENCIES. WE DO NOT WANT THIS TO HAPPEN!!!!
WATCH FOR THE FOLLOWING:
POOL/DECK AREA: Glass containers (Bottles, cups, dishes) are brought
on to pool deck;
Cozies with glass containers are not acceptable. (State Law prohibits
glass on pool deck); Pool rope is abused with sitting, standing,
causing Stretching and breakage (State Law mandates rope);
Pool Gate left open for any stranger to come on to property (Insurance
liability)
Children left unattended/unsupervised at Pool ( InsuranceLiability)
WALKWAYS/ENTRANCES: Toys, rafts, beach chairs and other items left
outside units on walkways are fire/safety hazard (Fire Marshall:
owner can be fined).
PARKING LOT: Bicycles, motorcycles parked in unauthorized areas
or stored in units
Use of parking lot as a playground (Insurance liability)
UNIT OCCUPANCY: Unauthorized guest arriving for check in or authorized
guest not registering all occupants in unit. (Fire/Safety, Defrauding
Innkeeper & Insurance)
UNIT PAPER PRODUCTS: Units are adequately stocked for a weeks stay.
To keep maintenance fees as low as possible no additional paper
products will be issued.
EMERGENCY REPORTING: Incidents not reported in a timely manner result
in inability to identify individual responsible for incident. ONLY
IF INCIDENTS ARE REPORTED IMMEDIATELY CAN ACTION BE TAKEN BY MANAGEMENT
OR POLICE.

NOW FOR THE GOOD NEWS!!
IMPROVEMENTS:
UNIT RENNOVATIONS: Units 112, 114, & 115 have been renovated
with new paint, kitchen and bath cabinetry, lighting and dinette
sets. Units 118 & 127 have been painted
And have new lighting and bathroom vanity mirrors. All of the above
now has hairdryers.
NOTE: DUE TO OCCUPANCY IT IS VERY DIFFICULT TO RENNOVATE UNITS
IN A SHORT PERIOD OF TIME.
NEW DECK AREA: Old tennis courts have been removed and deck area
has been extended with grills and more seating areas for owner and
guest use.
DESIGNATED SMOKING AREA ON POOL DECK: As of August 16, 2008, The
Board of Directors agreed to designate a specific smoking area on
the pool deck; signs will be posted and area will be furnished with
furniture and cigarette urns/ashtrays.
NEW CHAISE LOUNGES: Chaise lounges with cushions and colorful, comfortable
Adirondack chairs for sunning at the pool. Chaise lounges /cushions
nor any other pool deck furniture is to be removed from pool deck
for beach or unit use!!!!
PHONE SYSTEM: Has been upgraded for more efficient use.
KEY SYSTEM: Due to unexpected expense of maintaining key card system
and difficulty for owners using system, locks were re-keyed to the
“Old Reliable” key system.
WEBSITE: New and improved. Our apologies for the time it has taken
to get the website
Up and running. Hope you enjoy the improvements.
WIRELESS INTERNET ACCESS: Currently wireless access is limited
to office/lobby. Board of Directors has tabled further development
due to extensive costs.
REMINDERS:
RENTALS: Any RENTAL Reservation made after the 45 days cancellation
period will not be eligible for any refund if cancelled up to the
day of arrival.
PAPER/PLASTIC STOCKED IN UNITS: Units have been adequately stocked
for a week’s stay. If you need additional items, they should be
purchased from local stores. As of 8/16/2008 at the Board of Directors
meeting, it was voted to no longer supply additional supplies due
to costs/increases of paper purchases.
HURRICANES/TROPICAL STORMS: Week(s) cancelled or leaving early due
to weather cannot be reassigned/replaced or refunded, due to being
a sold out timeshare.
LINENS/TOWEL EXCHANGE:Towel exchange is ONLY “1” time per week,
on Wednesdays, unless you are off property for the day. Sheets are
NOT exchanged. Any
request for additional bedding will cost $25.00 per change. Housekeepers
do not make
beds except for those owners/guests staying for more than one week.
Normal stay/over cleaning for those staying more than one week will
continue to be scheduled by housekeeper.
